Lease Requirements Project: 202600076 - NEW SPACE REQUIREMENT – PORT COQUITLAM, BC

The requirement is for 2,700 – 6,500 sq. ft. (250 - 600m2) of office space in Port Coquitlam, BC for the Ministry of Attorney General, and will be used as a service delivery office providing legal counsel to citizens.

The Province is seeking to secure premises preferably on a single floor, in a single or multi-tenant occupancy building. The Premises are to accommodate approximately 8-15 staff and visitors. Separate staff and visitor entrances are preferred. Spaces required include offices, open work points, waiting/reception, meeting rooms, staff room, a dedicated data/server room and access to accessible washrooms. Preference may be given to Premises achieving LEED CI / NC Gold / Silver certification. The Premises are to be accessible, which means barrier free, as visitors and staff may be using wheelchairs or motorized scooters for mobility purposes. Parking is required for up to three (3) vehicles on site or within 305 m (1000 ft) of the Premises – 3 reserved stalls to be dedicated, additional parking to be random stalls. The parking area shall be paved, adequately drained and well illuminated. The cost of the reserved parking area shall be included in the lease proposal. The Occupant is to have use of the parking on a 24-hour, 7 day a week basis for the full term of the Lease. One (1) Accessible parking stall is required adjacent to the entrance. Approximately five (5) free or metered parking for the staff and public shall be located nearby. The Province shall not pay for this parking.

Preference is for the site to be located within close proximity to the courthouse at 2620 Mary Hill Road and transit routes. Outer location boundaries are shown below, however the Province reserves the right to consider locations outside of these boundaries.

North: Guildford Way
West: Burns Road
South: Pitt River Road/McLean Avenue
East: Johnson Street

Lease Term: A five (5) year term with two (2) renewal options for five (5) years is desired. Tenant will require the space for several months prior to occupancy to perform its fit-up.

Proposals shall be submitted by 5:00 PM PST on April 24th, 2026.

The Province reserves the right to negotiate any proposal and the lowest or any proposal will not necessarily be accepted.
